New Tenant Guide
At Smartmove we aim to be able to assist all Tenants in their search for a new home. We have a few requirements that need to be met in order for you to progress with rental through our company and these are as follows:
Tenant Requirements
Working Tenants
- You need to be earning approximately 30 times the rental amount gross per year, either individually or jointly.(If you do not earn 30 times the rental amount you will require a Guarantor that has an income of approximately30 times the rent per year).
- You will need to have your full move in monies in cleared funds on the day your tenancy begins.
- You will need to provide us with photographic ID which we need to verify in person with yourself. (Either a passport or a Driving Licence with your birth certificate) You will need to provide proof of your current address dated within the last 3 months. (Utility Bill, mobile phone bill, bank statement)
- You and all permitted occupiers will need to pass a Right To Rent Check and be eligible to rent a property in the UK You will need to provide us with you most recent 3 months of wage slips and corresponding bank statements.
- You must be clear of all CCJs and adverse data or you will be required to have a working guarantor as below.
- Your details will be passed to our referencing company who will require evidence from you of your proof of income and landlords references.
DSS Applicants and Guarantor Requirements for those failing referencing
- You need a Working Guarantor that is earning approximately 30 times the rental amount per year.
- You will need to have your full move in monies in cleared funds on the day your tenancy begins.
- You and your Guarantor will all need to provide us with photographic ID which we need to verify in person. (Either a passport or a Driving Licence with your birth certificate)
- You and your Guarantor will all need to provide proof of your current address dated within the last 3 months. (Utility Bill, mobile phone bill, bank statement)
- You and your guarantors and all permitted occupiers will need to pass a Right To Rent Check and be eligible to rent a property in the UK You will need to provide us with you most recent 3 months of wage slips and corresponding bank statements.
- You and your guarantors details will be passed to our referencing company who will require evidence from you of your proof of income and landlords references.
Please note that you are able to use a maximum of 2 Guarantors per Tenant as long as their earnings jointly exceed the 30 times the rental amount.
BREAKDOWN OF MONIES REQUIRED
If you view a property through our company and would like us to put your application of interest to the landlord, we would require a deposit equivalent to one weeks rent. This amount will allow us to discuss your application with the landlord and put the property on hold for you whilst we carry out referencing. Please note that should your application be successful then this sum will be deducted from your move in money at the commencement of your tenancy.
Once the referencing is passed the total monies that will be required to move into the property are as follows:
- One Month's Rent in Advance.
- Between One Month and Five Weeks Security Deposit A full Holding Fee Receipt will be provided to you with exact fees at the time you pay for your Initial Fee.
All fees are inclusive of VAT. Smartmove are Fully Registered Members of The Property Ombudsman Scheme. Smartmove are part of the Client Money Protection Scheme
